Quick Answer
What Is Value Engineering in Construction?
Value engineering (VE) is a structured review of a project’s design, materials and construction methods. The goal is to find alternatives that deliver the required function, quality and code compliance at a lower cost. Good VE is not cutting scope. It is replacing expensive solutions with better-value ones.
Construction cost consulting covers independent budget reviews, estimate audits, contractor proposal reviews and cost planning throughout design and construction.
| VE focus areas | Structural systems, envelope, MEP systems, finishes, sitework, phasing and means and methods |
|---|---|
| Cost consulting | Independent estimates, estimate audits, GMP reviews, cost planning, owner representation |
| Timing | Most effective at schematic and design-development stages |
| Clients | Owners, developers, architects, lenders, GCs and design-build teams |
| Deliverables | VE log with priced options, savings, impacts and recommendations |
| Turnaround | Typically 3–5 business days depending on scope |
Get the Project Back on Budget Without Losing What Matters
When bids come in over budget, owners face hard choices: cut scope, find more money, or redesign. Value engineering offers a better path. Our estimators review the drawings and specifications, find the highest-cost items, and develop alternatives that keep the design intent. Each option is priced with the same detail as the base estimate.
Typical Florida VE opportunities include structural system comparisons (CMU vs. tilt-wall vs. PEMB), roof system selections, impact glazing strategies, HVAC system types, slab and foundation design, and finish levels.
We present every option in a VE log: description, base cost, alternative cost, savings, schedule impact, code or warranty implications, and our recommendation. The design team and owner can accept, reject or modify each item with full information.
Our cost consulting also includes independent reviews of contractor estimates, GMP proposals and change orders, giving owners and lenders an objective check on pricing.

Florida Expertise
Florida Factors That Change Value engineering Costs
Florida’s codes, climate and market conditions add costs that generic national estimating data routinely misses.
HVHZ & Wind Design
Miami-Dade and Broward fall under the Florida Building Code’s High-Velocity Hurricane Zone, with tested, NOA-approved products and stricter attachment. Wind design statewide drives connectors, sheathing and roofing costs.
Impact-Rated Openings
Wind-borne debris regions require impact windows and doors or approved shutters, often a major envelope cost. See door & window estimating.
Flood Zones & Elevation
FEMA flood zones change foundation design: elevated slabs, stem walls, flood vents and breakaway walls are measured, not treated as allowances.
Groundwater & Soils
High water tables, muck removal, fill import and dewatering are priced from the geotechnical report. See sitework estimating.
Condo Safety Laws
Milestone inspections and SIRS requirements drive concrete restoration and waterproofing budgets. See renovation estimating.
Storm-Season Pricing
Demand surge after hurricanes and June–November weather risk are reflected in escalation and contingency. See storm reconstruction estimating.

How Much Do Value engineering Services Cost?
We charge a flat fee per project, quoted free after we review your plans. The fee depends on project size, number of trades or systems, drawing complexity, required level of detail and your deadline. A focused VE study on one system costs less than a full-project VE workshop.
There are no subscriptions or hidden charges, and you approve the price before we start. Most projects are delivered in 24 to 72 hours. Request your free quote.
