Quick Answer

What Is MEP Estimating?

MEP estimating is the pricing of a building’s mechanical, electrical and plumbing systems. That includes HVAC equipment and ductwork, plumbing fixtures and piping, and electrical service, distribution, lighting and power. It often extends to fire protection and low-voltage systems. MEP is typically 30–45% of a commercial building’s cost and the area where most estimating errors occur.

A professional MEP estimate counts and measures every item from the MEP drawings and schedules. It then prices material and installation labor by system and adds equipment rental, testing, commissioning and coordination.

Mechanical (Div 23)Equipment, ductwork by weight/SF, diffusers, controls, piping, insulation, TAB
Plumbing (Div 22)Fixtures, domestic water, sanitary, vent, storm, gas, water heaters
Electrical (Div 26–28)Service, switchgear, panels, feeders, branch circuits, lighting, low voltage
Fire Protection (Div 21)Sprinklers, standpipes, fire pumps
ClientsGCs, MEP subcontractors, engineers, owners, design-build teams
TurnaroundTypically 24–72 hours

MEP Estimates Where Most Overruns Hide

MEP systems are dense, heavily coordinated and full of details that are easy to miss: duct fittings, pipe hangers, seismic and wind bracing, fire-stopping, controls wiring, equipment connections, testing and commissioning. A missing branch circuit schedule or an underpriced rooftop unit can wipe out a subcontractor’s margin.

Our MEP estimators work from the equipment schedules, riser diagrams, floor plans and specifications. We measure ductwork and HVAC equipment, plumbing piping and fixtures and electrical feeders, branch wiring and devices, then price each system with appropriate labor productivity.

Florida’s climate makes HVAC sizing, dehumidification and energy code compliance major cost factors. Hurricane requirements add rooftop equipment tie-downs, generator systems and flood-resistant electrical placement. We price these Florida-specific items directly instead of treating them as generic allowances.

For general contractors, we provide MEP estimates to check subcontractor bids. For MEP contractors, we deliver trade estimates ready for your markup. For owners, we offer value engineering options on equipment and system selection.

Florida Expertise

Florida Factors That Change MEP estimating Costs

Florida’s codes, climate and market conditions add costs that generic national estimating data routinely misses.

HVHZ & Wind Design

Miami-Dade and Broward fall under the Florida Building Code’s High-Velocity Hurricane Zone, with tested, NOA-approved products and stricter attachment. Wind design statewide drives connectors, sheathing and roofing costs.

Impact-Rated Openings

Wind-borne debris regions require impact windows and doors or approved shutters, often a major envelope cost. See door & window estimating.

Flood Zones & Elevation

FEMA flood zones change foundation design: elevated slabs, stem walls, flood vents and breakaway walls are measured, not treated as allowances.

Groundwater & Soils

High water tables, muck removal, fill import and dewatering are priced from the geotechnical report. See sitework estimating.

Condo Safety Laws

Milestone inspections and SIRS requirements drive concrete restoration and waterproofing budgets. See renovation estimating.

Storm-Season Pricing

Demand surge after hurricanes and June–November weather risk are reflected in escalation and contingency. See storm reconstruction estimating.

FAQs

MEP estimating: Frequently Asked Questions

What does MEP stand for?
Mechanical, electrical and plumbing: the building systems for heating and cooling, power and lighting, and water and drainage.
Do you estimate each MEP trade separately?
Yes. You can order HVAC, plumbing, electrical, mechanical piping or fire protection individually, or as a complete MEP package.
How do you price MEP labor?
We apply labor units by item and size (for example, per fixture, per foot of pipe or per device), adjusted for building type, height and Florida labor rates.
Can GCs use your MEP estimate to check subcontractor bids?
Yes. Our MEP estimate is an independent benchmark, and we can also level MEP subcontractor bids.
Do you include Florida-specific MEP items?
Yes. That includes dehumidification and energy-code equipment, rooftop equipment tie-downs, generators and flood-zone electrical requirements.
Do you estimate medical gas and specialty systems?
Yes. See Healthcare Facility Estimating for medical gas, nurse call and redundant systems.
How fast can you deliver?
Most projects are delivered in 24 to 72 hours. Larger or multi-trade projects are scheduled to meet your bid date.
Is my project information kept confidential?
Yes. Drawings, pricing and bid results are used only for your estimate and never shared. We will sign an NDA on request.
