Quick Answer
What Is Multifamily Construction Estimating?
Multifamily construction estimating prices residential buildings with multiple dwelling units, such as apartments, condominiums and townhomes, plus mixed-use buildings that combine housing with retail or office space. Professional multifamily estimates use unit-type takeoffs: each unit plan is measured once and multiplied by its count. Corridors, amenities, parking, podium and site costs are then estimated separately.
This approach produces accurate budgets and makes it easy to reprice unit mix changes during design.
| Building types | Garden, walk-up, townhome, wrap, podium (Type III/V over I), mid-rise and high-rise concrete |
|---|---|
| Takeoff method | Unit-type takeoffs multiplied by unit counts, plus common areas, amenities and site |
| Key systems | Wood or CMU frame, PT podium decks, elevators, NFPA 13R/13 sprinklers, unit HVAC |
| Metrics | Cost per unit, per net and gross SF, per parking space |
| Clients | Multifamily developers, GCs, subcontractors, lenders, affordable housing sponsors |
| Turnaround | Scheduled to scope |
Multifamily Estimates Built Unit by Unit
Florida’s population growth has made multifamily one of the state’s most active construction sectors. Garden-style communities spread across Central Florida, podium projects are rising in Tampa and Orlando, and high-rise condos are going up along the coasts. Every one of these projects lives or dies by its cost per unit.
Our multifamily estimators take off each unit type, including framing, drywall, flooring, cabinets, fixtures and MEP, and multiply it across the unit count. We then estimate corridors, stairs, elevators, amenities, parking structures and site development separately.
For developers, we provide early pro forma budgets by cost per unit and per square foot, then update them through design. For general contractors and subcontractors, we deliver detailed bid estimates and trade takeoffs.
Mixed-use projects add retail shells, restaurants and office space, which we estimate as separate cost centers so owners can allocate costs properly.

Florida Expertise
Florida Factors That Change Multifamily estimating Costs
Florida’s codes, climate and market conditions add costs that generic national estimating data routinely misses.
HVHZ & Wind Design
Miami-Dade and Broward fall under the Florida Building Code’s High-Velocity Hurricane Zone, with tested, NOA-approved products and stricter attachment. Wind design statewide drives connectors, sheathing and roofing costs.
Impact-Rated Openings
Wind-borne debris regions require impact windows and doors or approved shutters, often a major envelope cost. See door & window estimating.
Flood Zones & Elevation
FEMA flood zones change foundation design: elevated slabs, stem walls, flood vents and breakaway walls are measured, not treated as allowances.
Groundwater & Soils
High water tables, muck removal, fill import and dewatering are priced from the geotechnical report. See sitework estimating.
Condo Safety Laws
Milestone inspections and SIRS requirements drive concrete restoration and waterproofing budgets. See renovation estimating.
Storm-Season Pricing
Demand surge after hurricanes and June–November weather risk are reflected in escalation and contingency. See storm reconstruction estimating.
