Quick Answer
What Is a Material Takeoff?
A material takeoff (MTO) is a detailed list of every material needed to build a project, measured from the drawings and specifications. Quantities are converted into purchasable units: sticks of lumber, sheets of plywood and drywall, bags of mortar, tons of rebar, roofing squares, and boxes of fasteners and fittings. Waste and overage factors are applied.
Contractors use material takeoffs to order and to request supplier quotes. Suppliers use them to bid packages. Estimators use them as the basis for material pricing. A material takeoff is more purchase-focused than a quantity takeoff.
| Output | Itemized materials with size, grade, specification, quantity, unit and waste factor |
|---|---|
| Common packages | Lumber and trusses, concrete and rebar, block, drywall, roofing, insulation, flooring, MEP |
| Clients | Contractors, subcontractors, lumber yards, building suppliers, purchasing departments |
| Format | Excel material lists grouped by phase, floor or delivery, plus marked-up plans |
| Florida items | Hurricane connectors, impact products, pressure-treated lumber, stucco systems |
| Turnaround | 24–72 hours for most projects |
Buy the Right Materials the First Time
Over-ordering ties up cash and fills dumpsters with waste. Under-ordering stalls crews and triggers expensive rush deliveries. Accurate material takeoffs solve both problems. Our takeoff specialists measure every material from the plans and specs, then convert those quantities into the units suppliers actually sell.
We apply waste factors based on the material and installation method. Tile layouts and pattern-matched flooring need more overage than standard sheet goods, and roof hips and valleys generate more cut waste than simple gables. Waste factors are shown separately so you can adjust them to your crews’ experience.
Material lists can be grouped by building, floor, phase or delivery, so you can schedule drops to the jobsite and avoid storing everything at once. For lumber packages, we list studs, plates, headers, sheathing, trusses and connectors by size and grade. For concrete and rebar, we provide cubic yards by pour and rebar weight by bar size.
Suppliers and lumber yards use our takeoffs to bid more packages without adding in-house estimators. Contractors use them to request competing supplier quotes on identical quantities.

Florida Expertise
Florida Factors That Change Material takeoff Costs
Florida’s codes, climate and market conditions add costs that generic national estimating data routinely misses.
HVHZ & Wind Design
Miami-Dade and Broward fall under the Florida Building Code’s High-Velocity Hurricane Zone, with tested, NOA-approved products and stricter attachment. Wind design statewide drives connectors, sheathing and roofing costs.
Impact-Rated Openings
Wind-borne debris regions require impact windows and doors or approved shutters, often a major envelope cost. See door & window estimating.
Flood Zones & Elevation
FEMA flood zones change foundation design: elevated slabs, stem walls, flood vents and breakaway walls are measured, not treated as allowances.
Groundwater & Soils
High water tables, muck removal, fill import and dewatering are priced from the geotechnical report. See sitework estimating.
Condo Safety Laws
Milestone inspections and SIRS requirements drive concrete restoration and waterproofing budgets. See renovation estimating.
Storm-Season Pricing
Demand surge after hurricanes and June–November weather risk are reflected in escalation and contingency. See storm reconstruction estimating.
